How much does a new roof cost?

I would replace it. Across the street his roof did the same thing and he just put a new roof on his. We just had the cedar shacks removed from our roof and had a metal one installed. Cost us around $9000 (oregon) for the tear down, labor and material. We have almost 2000 square feet. The metal will last a long time.
